Ask three contractors and you’ll hear every year, every five years, and never touch it. The truth sits in the middle and depends on your roof’s microclimate. Here’s the schedule we give our own customers after 3,000+ roof washes.
The Short Answer: Every 2–4 Years
A proper soft wash with growth inhibitor keeps most asphalt roofs streak-free for two to four years. That range isn’t hedging — three factors decide where your roof lands in it.
Factor 1: Shade And Trees
North-facing slopes under oaks stay damp, and damp grows gloeocapsa — the algae behind black streaks. Heavily shaded roofs trend toward every 2 years; sunny, open roofs stretch to 4 or 5. Trimming back branches buys you an extra season for free.
Factor 2: What’s Already Growing
Faint streaks are early-stage and cheap to fix. Raised moss mats and lichen discs hold moisture against shingles and shorten their life — don’t wait on those. If you can see green from the driveway, you’re overdue.
Factor 3: Roof Age
Newer shingles shed water and resist colonization; roofs past year 12 colonize faster. Washing on schedule after the first decade genuinely extends service life — replacing a roof costs fifty washes.
Never Let Anyone Pressure-Wash It
Worth repeating in every article we write: high pressure strips protective granules and voids shingle warranties. If a quote mentions PSI above a garden hose for your roof, that’s your cue to call us instead.
